The Census Bureau estimates Appomattox County’s population increased from a 2020 base of 16,116 to approximately 17,172 in 2025. The National Park Service reported that approximately 83,800 people visited Appomattox Court House National Historical Park in 2024 and spent an estimated $5.9 million in nearby communities.
That tourism component is worth paying attention to when evaluating a venue that may also have lodging, overnight accommodations, retreats or other hospitality-related revenue opportunities.

WHY APPOMATTOX COULD BE INTERESTING TO A WEDDING VENUE BUYER
Appomattox gives a buyer something that can be difficult to find closer to Virginia’s larger cities: a smaller community setting while still remaining accessible to multiple population centers.
Virginia tourism information describes Appomattox as centrally located and notes that the town is only about three miles from Appomattox Court House National Historical Park. It places Richmond at roughly 1.5 hours away and Washington, D.C. at about four hours.
For a wedding venue buyer, I would not look at Appomattox only as an “Appomattox wedding market.”
I would investigate potential demand from:
Lynchburg couples
Liberty University alumni and families
Central Virginia couples
Richmond-area couples seeking a destination outside the city
Charlottesville-area couples
Roanoke-area couples
Couples looking for a rural Virginia wedding weekend
Destination wedding guests interested in Virginia history and regional tourism
Retreats, reunions, showers, corporate gatherings and private events
That does not mean every Appomattox property will automatically attract those markets. It means a buyer should evaluate the property, pricing, accommodations, guest experience and marketing strategy against a much larger geographic audience than the town population alone.

- Is the property’s current use legally permitted?
- Is the zoning transferable or dependent upon a special-use permit?
- What is the legal event capacity?
- What fire, building and occupancy requirements apply?
- Is the septic system adequate for large events?
- Is there enough parking?
- Are there restrictions on amplified music or event hours?
- Have there been complaints from neighbors?
- Are there easements or access issues?
- What insurance will be required?
- What furniture and equipment are actually included?
- Are future weddings already contracted?
- What happens to deposits after the sale?
- Are contracts assignable to a new owner?
- Are the business name, domain and website included?
- Are social media accounts included?
- Does the venue have strong Google reviews?
- What is the actual historical wedding volume?
- What are the average booking value and operating expenses?
- How much additional capital will you need after closing?
Appomattox County also has a Special Entertainment/Event Permit process for certain events, another example of why prospective operators should verify zoning, permitting and event requirements directly with the appropriate locality and licensed professionals rather than assuming that past operation guarantees future approvals.
