I had the pleasure of meeting Mark Lynch during the Wedding Venue Owners Working Vacation in Washington DC. I got to tour Walkers Overlook and Dulaneys Overlook. Two stunning Frederick Maryland wedding venues booking about 80 weddings each, per year! I was so excited to meet Mark because it’s very rare to meet a wedding venue owner with two successful properties, and Mark Lynch actually owns three! Mark reached out to me with recently to discuss a Caribbean wedding venue investment opportunity he is offering on his St. Thomas wedding venue, Serenity Overlook. This could be a great opportunity for someone who may not have enough capital to purchase a wedding venue on their own, someone looking to add a second wedding venue to their portfolio and/or someone who wants to learn everything there is to know about running a successful wedding venue directly from a tried-and-true wedding venue success! Keep reading for some history on Mark Lynch’s business background and what he has planned for the future.
Make Lynch, “I remember being in the first building and the cost of it skyrocketing as we were building it and realizing that we would have to start doing weddings in order to pay the mortgage……My only experience with weddings had been as a photographer and I always found that stressful dealing with how people perceive their image. Once I made the transition from the mindset of a photographer to that of a wedding venue owner, I actually came to enjoy weddings. So over the last 22 years I have been involved in developing wedding venues.”
Lynfield event complex built in 2000 We sold to a mega church in the year 2009.
The Lodge Blue Ridge Summit opened in 2004 and sold to a church in 2012
Walkers overlook opened in 2012 And currently operating as one of our venues.
Dulanys overlook Opened in 2015 and currently operated as one of our venues.
“Serenity overlook was purchased in 2017 four months before two category five hurricanes hit the island of St. Thomas where Serenity is located.”
“Serenity overlook is designed to be my last wedding venue, I have set it up to do destinations weddings, cruise ship weddings, overnight accommodations for island guests. For those of you not familiar with cruise ship weddings which I can tell you that I was not familiar. It’s a very different concept than what most of us are used to with owning a normal wedding venue. Cruise ship weddings can run from two hours to four hours and can run from 2 people to 50 people. But the most beautiful thing about a cruise ship wedding is by 6 o’clock in the evening all the guests are gone and back on the cruise ship and you get to enjoy your evening unlike most of us that have normal wedding venues.”
“I am considering putting together an investment group for serenity overlook. The property is valued at over $2 million and I am considering taking in investors for up to 45% of the property. The investors could invest anything from 50,000 to 200,000. You would own the appropriate percentage of property based on investment. You would get revenue from the profits of the business, you would get multiple weeks vacation on the property based on the investment. You would have to agree to a five-year commitment. At which time you could sell your investment based on the current value of the property.”
“In addition to our wedding venues, for one month a year I work with the family business which is the Maryland Christmas show. This is a large arts and craft show in Frederick Maryland. I have been in the events business for almost 38 years and wedding’s business for 23 years. If I find that I like this equity group that I form, my goal would be to identify other properties that we could help set up new venue owners in building. You can find more information about Serenity overlook and all THE OVERLOOKS online. If you are interested in discussing more of the details, please contact Mark Lynch via email markhlynch@gmail.com”
